A Marketing Plan That Will Develop More Traffic And Higher Offers For Your Home!

Developing a winning marketing plan doesn't happen by chance. It takes careful planning and coordinating with a clear understanding of what the goals and objectives are. I am a full time Real Estate Agent that believes in using every available means to generate traffic to your home. I make sure that every medium of advertising works together and compliments other promotions we will use to promote your house. In todays market, 95% of Real Estate agents will only put a sign up in your yard and list your property on MLS (Multi Listing Service) and then they sit back and start hoping that another Realtor will sell your house for them. If your lucky they will run a couple ads in Homes Magazine or hold an open house or two. When you ask them why you are not getting offers on your home they will tell you they are doing everything that can be done to sell your house. Sad to say, most Realtors disappear after they list your house figuring they don't need to follow up with you till around month five (5) of the six (6) month listing agreement.

This is a totally revolutionary idea that I have never seen another Realtor use because of the cost involved. I will have a website custom designed that will feature just your home. This website will have its own URL name such as www.YourCantonHome.com. We will include the website address in all advertising we use to market your home and it will appear on your yard sign. The website will have a complete virtual tour of your home outlining all the special features of your house and location. We will include links to important schools, businesses, parks, recreation centers, etc. that will help showcase your home. This is more then just providing a virtual tour on a Realtors website. Only your home is showcases on this website. If someone reads one of your ads or drives by your house why would you want them going to a Realtors website that will show them a hundred other houses. Your home gets lost once they start clicking around on the Realtors website. I do also post your house on Remerica Country Places website as well as other traditional websites for added exposer. We will sit down together and you can tell me all the things that you loved about your home and location and we will include it in your homes special website. Please take a look at the link on the left for a sample website. A website like this one could easily cost $2,000.00 or more, I provide it free.

I'll MAKE YOUR HOUSE TALK WITH TALKING HOUSE TECHNOLOGY

I wish I could be in front of your home 24 hours, 7 days a week to sell your home but I can't. So I will provide a very expensive and high tech device called a Talking House Transmitter. This device transmits on the AM radio band. I will record a brief message that tells about the special qualities of your home. The message continues to repeat the message 24 hours, 7days a week. The unit doesn't make any noise unless you have your AM radio on to the correct station. I will add the radio station number to your yard sign and when people are in their cars out in front of your house they can tune their radios to the station and get all the promotional information on your homes. We will target the message to paint a picture in the prospects mind that will punctuate the special features of your home. Potential Buyers will remember your house and they will want to come back for a tour. Many people will spend a whole day on Saturday of Sunday driving around looking at many houses, writing down addresses and Realtors phone numbers. DIRECT MAIL ADVERTISING

About the only time Real Estate Agents use direct mail is when they promote themselves. I will use direct mail advertising to market your home. I have invested considerable time and money developing a database that not only contains names and address but also important characteristics of each home such as home size, do they have a fire place, do they have a garage and how long have they live there. The best prospects for your home are the people that already live in your neighborhood. If you have a large home with a fireplace and garage wouldn't someone around the corner in a small house without a fireplace and garage be interested in your house. If they have lived there for a reasonable amount of time they may have enough equity in they're home to be able to move up to your home. I send these prospects special high end invitations asking them to view your home.

TV ADVERTISING

I will advertise your home on the Home Preview Channel where it will appear 4-5 times a day to 185,000 people.

MAGAZINE AND NEWSPAPER ADVERTISING

From the minute I receive your listing I submit an ad for your home in Homes For Sale Magazine and it will run none stop till your home sells. Your open houses will be advertised in the local newspapers.

CUSTOM COLOR HOME FLYERS

I will produce full color, custom sales flyers for your home. They are great to leave out at you house for prospects to take back with them or for handing out to generate new leads.

YES, YOU GET A YARD SIGN AND YOUR HOME LISTED ON MLS

Ok, this is where the other Realtors and I have something in common. Your sign will also have your homes very own web address and the radio station number for people in front of your house to tune their radio's to for information.

As I stated before, one or two elements of this plan in and of themselves don't make this program great. You need a marketing professional who understands what to publish for the copy so that each piece works together, multiplying the advertising effect.
