The Jungle Of Purchasing
Your First House!!!

Handing a first time homebuyer the keys to their first house is one of the greatest professional joys I get the honor of doing in the Real Estate business. Nothing symbolizes the American dream more then home ownership. When you make your first house payment you begin to build your own personal wealth instead of building your landlords wealth.

When you are planning on purchasing your first home it is important that you deal with an agent that is willing to spend the extra time necessary to make sure you understand and are comfortable with each step of the home buying process. I will make sure that every angle of each transaction is explained thoroughly. With each option that presents its shelf I will inform you of the pros and cons of each step and provide expert advise. It is very important that you have a Buyer's Agent representing you. This is not the time to be dealing with the Sellers Agent.

For first time homebuyers, it is easier then ever for them to realize the American Dream of home ownership. The number one reason most people stay renters is because the every day economic demands we face make it hard to save the money necessary to pay for down payments and closing cost. I have put together a list of several methods of coming up with a down payment (see link to left) that should help you discover solutions to this problem.

There are many different programs on the market currently that will allow people to qualify for a mortgage on a home without having to come up with any money down. As unbelievable as it sounds, it is now possible to be handed the keys to a home without ever having to come up with any money out of your pocket. With the help of an aggressive Real Estate Agent there are a number of mortgage options available that will let you put zero down and we can get the homeowner to help with paying the closing cost.

The following is a game plan that I put together to help you make your dreams of home ownership come true.

1) Give me a call and let's discuss your goals for home ownership.

2) Get prequalified for a mortgage. The best thing to do before you even start looking at homes is to find out how much of a mortgage you can afford. Getting prequalified is different then being preapproved. When you are prequalified I have a mortgage company do some basic preliminary work to make sure that we will be able to get the neccescary financing. This doesn't lock you into a mortgage company. If we do find a home your interested in the seller will take your offer more seriously if we include a prequalification letter with the offer. We want to make the best use of your time and only look at homes in your price range.

3) Start looking- Once we know how much of a mortgage you will be able to secure we can start the search for a home. I will be working behind the scenes analyzing properties and evaluating what homes on the market would have the best investment potential and that fit into your goals for area and affordability. I will be providing you with lists of properties that you can drive by and if there are a number of homes you want to look at we will set up appointments to view as many homes as necessary till we find your dream home. First time buyers usually want to spend more time looking at a larger number of homes because they need to develop opions on styles, location, basements, floor plans and the like. I welcome the opportunity and I will make sure that you have as much time as you need so that you feel comfortable with making this major decision.

4) Find a home and make an offer. I will be in communication with you every step of the process. I will make sure that we include a cause in the contract that will give you five business days to change your mind after the seller accepts the offer. This will allow you to make sure you have made the right choice and to receive input form family and trusted friends.

5) Closing on your new home- I attend all of my closings. I will be your trusted advisor who will make sure that I have a copy of the contract to review at least 24 hours before closing. I recommend that we meet before closing to review the documents and answer any questions you have so you do not feel pressured when the time comes to sign the documents in front of the sellers and the seller's agent.

6) I HAND YOU THE KEYS TO YOUR NEW HOME- As I said this is the part I love the best.
